Filling out a Rental Application and How to Get Approved.


Want to rent a space from Landmark?  Here's how you do it.


Getting Started
 1. First, fill out and respond to all of the questions on the page one of the application.
 2.Include a photocopy of your driver’s license with the application and most recent paycheck stub.
Each prospective occupant over age 18 must submit a separate application. No one under 18 can apply as a party to a residential lease. A non-refundable application fee per each individual is $30. This fee is not charged unless you are approved and rent out a property from Landmark.
Each individual will need to fill out a separate application. This is payable to: Landmark Group in certified funds only – either money order or cashier check. Cash or personal check will
not be accepted.

Application Process  
Our process is to get you approved that day, but could takes 2 working days (M-F), Answering all questions legibly, completely and accurately, will help speed the process. Applicants are considered on the basis of
1. Employment/income ( you must be at your job 6 months or longer)
2. Rental (Must have a good landlord reference and if you don’t have a landlord reference you will be charged a deposit.) If applicant is self-employed, then proof of employment/income is required, such as the last year's IRS tax return. If you have Government Assistance, you must be waiting for disability or we do not accept. We do take section 8 so if you have section 8 bring in your paperwork when coming to apply.
3. Criminal history We run a criminal History Check on every applicant ten years back, If you have felonies, we will not rent to you. Other criminal history could prevent the applicant from being approved.
4. Evictions If you have any evictions with in the last 10 years when we do the criminal history we are able to see that. So we will not rent to you if you have any evictions.
5. If more than one adult is applying for the property, then the rejection of one of the applicants may deem the rejection of the other applicants. If a Co-Signer is required, then the Co-Signer must also fill out an application, pay the application fee, and go through the same application process.

After Approval
A lease will be drawn up only after final approval has been given and a security deposit has been paid in full. A full month’s rent plus any additional deposits or pet deposit will be due on or before the lease commencement date. Prorated rent that applies will be due on the first day of the month following commencement.
